 Filipiniana Tagaytay Vacation Resort and Nature Theme Park is the first 100% Filipino designed integrated world-class vacation resort and theme park in Tagaytay,  Sixty Percent (60%) of the entire project area is devoted to theme park development, forest and greeneries. Only 40% is buildable, thus allowing unit owners the best enjoyment and satisfaction in their investment.

 

Filipiniana Tagaytay sits on a prime parcel of land containing an area of 20 has. (50 acres) more or less.  It is located in Metro Tagaytay, at Km. 69, Tagaytay National Highway, Barangay Dayap Itaas, Laurel, Batangas.  The Project has a 200-meter frontage along the Tagaytay National Highway.

In the open areas, the project will provide a forest park and campsite, aviary, eco-park, trellised walks, nature trails, view deck, amphitheater and many more.

 

All Condominium Buildings are of seven (7) storeys with the ground floor devoted for parking.  Except for Bataan, each building has a total of 84 units, at 14 units per floor level.  Bataan has 120 units at 20 units per floor.

 

Gross floor area of the units are 31, 37 and 48 (with loft) square meters.  Most of the units have balconies to capture the panoramic view of Taal Lake and Volcano, Balayan Bay and Mountain View, or the Garden View, depending on the location of the unit.

 

For better delivery of service and convenience of the unit owners, each building will be operated in strict adherence to the Condominium Act of the Philippines (RA 47526).  It shall be governed and managed by the Board of Directors of the Condominium Corporation for each building to be organized in accordance with existing laws.

 

Aside from strictly conforming to the National Building Code, each building is provided with an elevator, fire sprinkler system, master TV antennae, closed circuit TV, and entrance cable for PLDT line connection to the units.

 

The Condominium Association dues is pegged at approximately P30.00 per sqm that covers the following component costs:

As a tourism attraction, Filipiniana Tagaytay will be a showcase of the best in Filipino tradition, culture and heritage.  There will be simultaneous presentation of the annual festivities as they happen in various parts of the country, among which are the Ati-Atihan, Moriones, Masskara, Santacruzan, Flower Festival, Parada ng Lechon. Filipiniana Tagaytay will also hold regular weekend cultural shows and events that will truly promote Filipino tradition, culture and heritage.

 

Metro Tagaytay's cool climate averages from 18 to 26 °C.  Temperature at Filipiniana Tagaytay is at a range of 18 to 22 °C, much cooler compared to other existing projects nearby.  Filipiniana Tagaytay is 90 meters higher than Tagaytay Highlands and 100 meters higher than Canyon Woods.

 

The distance is approximately 15.00 meters from the exterior wall of the two adjoining buildings.

 

It is approximately PhP 30.00 per square meter, or at the range of PhP 930.00 to PhP 1,440.00, depending on the gross floor area of the unit, inclusive of the proportionate share on the common area of about three (3) square meters per unit.

 

Electric power supply connection is with the Meralco.  Each unit is provided with meter base. Electric power consumption as registered in the meter shall be for the exclusive account of the unit owner.  This is separate from the electric consumption of the condominium building for the common use areas.

 

Water supply is sourced from a natural flow at Barangay Upli, Alfonso, Cavite, about three (3) kilometers from the Project Site.  Water supply distribution channel is by gravity coming from three fully secured main sources.  Each condominium building will be provided with an overhead water tank to adequately service the requirements of the unit owners.

 

No.  Modifications and/or renovation shall be allowed upon turnover of the unit and subject to the presentation and approval of the renovation plan, and will be for the account of the unit owner.

 

Upon full payment of the agreed purchase price, Filipiniana Tagaytay Properties, Inc. shall execute and deliver the enabling Deed of Sale of Condominium Unit in favor of the unit owner.  In the registration of the Deed of Sale, the unit owner shall shoulder payment for the following:

    ♦  Documentary Stamps tax equivalent to 1.5% of the contract price or the zonal value, whichever is

        higher, payable to BIR at Lipa City;
    ♦  Transfer tax, computed at 0.5% based on the contract price, payable to the Municipal Treasurer

        of Laurel or Provincial Treasurer of Batangas.
    ♦  Registration fee, following a graduated rates but in no case more than 0.5% of the contract price

        or the zonal value, whichever is higher, payable to the Registry of Deeds for Tanauan Branch,

        Batangas.
    ♦  Legal and notarial fee for the preparation and notarization of the Deed of Sale and other

        supporting legal documents.

 

The Master Deed with Declaration of Restrictions has been complete in accordance with the Condominium Act of the Philippines.  Said Master Deed will be registered and duly annotated on the mother title covering the entire Project.  Thereafter, the registration and issuance of the individual condominium certificates of title (CCTs) covering each condominium unit for every residential condominium building.

 

In general, the individual CCT is to be delivered to the buyer/unit owner upon full payment of the purchase price simultaneous with the signing and due execution of the enabling Deed of Sale.  For unit owner availing end-user financing from the designated banks and/or other financial intermediaries, the enabling Deed of Sale is to be executed upon presentation and receipt of the letter-guarantee from the financial institution.  For cash sale transaction, CCT is delivered upon completion of the unit, which is 24 months from date of reservation agreement, simultaneous with the execution of the Deed of Sale.

 

Bank Financing.  (60% Loanable Amount) 5 to 15 years term at 14% interest per annum with Metropolitan Bank & Trust Co. (Metrobank) under a first mortgage over the said condominium unit.

 

For a buyer securing a loan from MBTC, the processing fee is at the range of P 3,000 to P 5,000, excluding bank charges, assessments and fees.  (Subject to adjustment without prior notice)
